Letter from the President

I write to you as the Kings Park annual meeting and election is nearing. Regrettably, I will not be serving on the Board of Directors for 2023 as my work demands have increased and
I cannot devote the time required.

Last year, I ran for the Board of Directors with one goal: to clear up the various rumors surrounding the Concrete Restoration Project: some owners believed the mansard roofs were all to be changed. Others were told that landscaping was budgeted for but would take place down the road, after the drainage issue was addressed.

My naïve hope was that an audit would yield that there were monies leftover. My plan was for the new Board to offer owners 3 or 4 options for how to spend the remaining funds and all owners could vote.

As most of you know, there was no money left over. Instead, the current Board had to assess owners to make up for a shortfall and all other projects were put on hold.

I am glad we could tent the A and C buildings as many owners reported termite issues. I am also grateful to the owners that contributed their time and money to help beautify the grounds.

Some of you have expressed that you miss the Tuesday morning Board meetings. As the current Board is comprised of people who work full-time, it was difficult to schedule more frequent in-person meetings. As a result, much of the Association’s day-to-day business was done via e-mail.

For your information, according to the Florida Sunshine Law, if any more than two Board members meet in person – or even on a conference call – that’s officially recognized as a meeting and notice must be posted 48 hours in advance so all unit owners can attend.

In conclusion, I wish to personally thank Hanz Herrera, Joe Persico, Nancy McRae, Kim Beers and Michael Walker for their service to Kings Park. I was proud to serve with them.

My wish is that 2023 brings only good things for Kings Park and I wish the new Board much success.

Swimming Pool

The pump was successfully relocated. After initially failing inspection by the Florida Department of Health, we passed by putting in place some temporary fixes. There are still items that must be addressed, but we were not able to complete them. For example: 1) new permanent signs on both gates that incorporate State-mandated rules and Kings Park rules, 2) permanent signs with arrows pointing to restrooms, and 3) new Diamond Brite-type coating for inside of pool.



Help Wanted

TO REPAIR MEN’S BATHROOM, FOOTBRIDGE AND FLOOR OF BLDG C ELEVATOR


Handyman needed to replace the (1) men’s bathroom tile and fix drywall, (2) repair the warped planks on the footbridge, (3) fix and maintain the rubber flooring in the building C elevator. Drainage Issue

For new unit owners or those unfamiliar with the situation, heavy rains result in flooding behind building C and in the courtyard surrounding the swimming pool. A new roof installed in 2017 was not sloped properly so run-off from our torrential Florida rains have added to the problem. Past Boards invested $25,900 to study the problem. They were planning to move forward to install a costly drainage system in our parking lot (approx. $700,000).

The current Board put a halt to that plan and proposed a multi-phase approach that is economically more feasible:

  1. Establish a drainage reserve
  2. Clean storm drains (annually)
  3. Research a company to vacuum/haul-away excess water after bad storms
  4. Repair existing gutters so they work properly
  5. Install two drainage swales in building C courtyard – like at building A courtyard
  6. Install drain system in parking lot

Unfortunately, we were only able to accomplish items 1-3.


Rules & Regulations

The last revision to the Kings Park rules and regulations was in 2013. After 10 years, some items needed to be addressed. For example: (1) laundry machines no longer operate using the card machine in the Community Room, (2) the age of an unaccompanied minor using the pool did not match with signs posted on the gates, and (3) electric grills are not permitted on patios or balconies. These topics and others were addressed but have not been ratified.



New Digital Locks

The present system involves Franck unlocking the pool, Community Room and public restrooms Monday through Friday and a kind volunteer opening up on weekends. Locking up presents a nightly headache as the responsibility is divided up among the Board members, who all have busy lives.

For increased convenience – and safety – reasons, the Board planned to install new digital locks that can be programmed to always be locked. All residents would be granted access with digital locks or a key fob. New digital locks for all the doors cost $4,000-7,000 so this was tabled.



Renovation Guide

As buildings A and C are over 50 years and building B is half that, many owners understandably wish to update their units and we appreciate their commitment to keeping Kings Park a desirable place to live. Standardization in multi-family dwellings is essential to maintain high resale value. If every owner is allowed to “do their own thing” you end up with a hodge-podge and property values will fall. At the request of many unit owners and local realtors, we created a guide that addresses commonly asked questions about windows and doors, flooring, lighting fixtures, etc. The new guide will be voted on by the new Board of Directors.
