Happy Spring to all Kings Park homeowners and residents!

We are pleased to announce some cost-saving measures that will positively impact our bottom line this year. We have ended the contract with Gold Maintenance & Cleaning and shifted cleaning responsibilities to Franck – saving homeowners $23,520 this year alone! Additionally, we have canceled the roofing maintenance contract with Centimark, and instead we will manage roof repairs on an as-needed basis. This will save homeowner’s another $4845 annually. Additional cost-saving measures include securing the lowest cost provider for our mandatory 50-year inspection and the upcoming tree trimming contract.

Roof – Building B

The B Building roof is past its 20 useful life and needs replacement. We are currently getting quotes to complete this work. According to a new Florida law – we will be required to carry full reserves to cover roof replacement by December 31, 2024.


Mansards – Buildings A & C

Water damage to mansards caused by sloppy roof work in 2017 will not be addressed this calendar year.


Termite Tenting

All buildings were tented for termites in November 2022. The next round of tenting is not required for another 3 to 10 years.


Parking Lot Resurfacing

Parking lot resurfacing will not be addressed this calendar year. According to a new Florida law – we will be required to carry full reserves to cover parking lot resurfacing by December 31, 2024.


Drainage

BACKGROUND: In 1965, Kings Park was constructed with a drainage system that was suitable for that era. However, due to subsequent development around the community, we are now experiencing water runoff issues on our property. The exfiltration pipe added to the southwest corner of the property (a decade ago) is insufficient to handle the runoff volume.

From 2019-2021, the Board of Directors invested in conducting a property survey, topographical survey, and percolation tests, as well as obtaining Civil Plans for a new drainage system. Additionally, they obtained a Surface Water Permit from Broward County to begin a $700,000 drainage project.

Funding for the project and selection of reputable, licensed, and experienced contractors will be the responsibility of a future Board. Part of that funding could involve securing grants from Broward County.

Action is needed to prevent flooding damage to cars, apartments, elevators, and buildings. Repairing future water damage will far outweigh the cost of preventive measures.

CURRENT STATE: We will continue to clean the rain gutters – as this has proven to positively address the problem. Members of the Garden Committee are researching excavation companies to install a swale in the southwest corner of the property. We are not pursing any additional expenditure to address flooding at this time.


Landscaping

While the Garden Committee’s intentions are commendable, we have come to the realization that the size of our property requires the expertise of a professional landscape company. As a cost-saving measure, we are currently not researching landscape companies. However, Franck is working to repair the irrigation systems throughout the property which is essential for new plant growth. We kindly request that all VOLUNTEER GARDENERS (1) choose plants in the Official Plant Guide, (2) maintain a minimum distance of 18 inches from buildings, and (3) avoid the use of white rock or white marble as a ground cover.


Updating Governing Documents

Amendments were mailed to homeowners in May 2021. While this remains an ongoing project it is not our top priority.

Kings Park Entrance Sign

The 56-year acrylic letters have begun falling off. Homeowners were asked to weigh in on a new lettering style. By a large majority vote, homeowners have selected a font similar to the original sign, in black, without backlighting. Installation will begin later this month.


Elevator Noise

Current and previous boards have taken steps to address the noise issue in both Building A and Building B. This included installing padding on the walls and ceiling in the elevator room of Building A, as well as on the ceiling in Building B for noise insulation. Also installed, was padding underneath the pumping unit to minimize noise from vibration, and a drop ceiling was installed in the elevator room of Building B.

Next, to ensure that the equipment is in good condition, the Board had TK Elevators (current company) inspect the machine rooms in both buildings and confirm that there are no issues with the equipment, and that the noise being experienced is within normal limits.

Other options to address the noise issue, include purchasing new, quieter pumps at a cost of $10,000+ each, as suggested by United Elevator (previous company), who did the modernization. Additionally, we have received proposals for noise insulation, such as spray foam, but unfortunately, both companies have indicated that they cannot guarantee its effectiveness.

Rest assured, we are actively taking steps to address the noise issue and will continue to explore potential solutions to ensure a quieter environment for our residents.


Mailboxes

Names are being removed from the mailboxes to protect your privacy. A volunteer is also cleaning the mailboxes – however, it is more difficult than expected. New wall-mounted replacement boxes are available.


Renovation Guide

Maintaining the same windows and door styles in a condominium is important for preserving the aesthetic consistency of the building and creating a cohesive visual appearance. Additionally, adhering to city codes in condo renovation is crucial to ensure that the renovation is safe, up to standard, and avoids hazards that could potentially harm residents or the building. Therefore, we have created the Renovation Guidelines. Please follow those guidelines when updating your unit. Guidelines will be officially adopted at a future board meeting.

Rules & Regulations

Our community Rules & Regs document has been updated. Following the rules and regulations is crucial for maintaining a peaceful and enjoyable experience for all residents, as it helps ensure a harmonious living environment and promotes a sense of community. New Rules & Regulations will be officially adopted at a future board meeting.


50-Year Certification

Board received 5 proposals for our 50-year recertification, which is a requirement from our insurance carrier. After careful consideration, the Board has chosen to proceed with G. Batista Engineering & Construction for the recertification.


Pets

Always keep your pet on a leash. Use the official dog stations and always clean up after your pet.


Bulk Garbage Pick-Up

Please refrain from placing any items in the Northeast corner until you see the orange cones. Bulk pick-up takes place the first Monday of each month. Cones are placed one week in advance.


Bike Room

Please keep your bicycle tires properly inflated and in good working order. As of April 30, 2023, any bicycle that did meet these criteria has been donated to charity.


BBQ Grills

According to Florida Fire Code 10.11.6.1 – grills and grilling materials are not permitted anywhere within the Association premises. If you are in possession of any type of grills or grilling materials (e.g., propane tanks), please properly dispose of them immediately. Your prompt attention to this fire safety issue is greatly appreciated.
