BOARD OF DIRECTORS UPDATE

As your newly elected Board of Directors, we extend our heartfelt gratitude for your support in forming our dedicated team. Your confidence in us fuels our commitment to serving the best interests of our community.
Your support and engagement are crucial as we strive to make positive contributions to our community. We value your input and encourage you to reach out with any questions or suggestions.

Although we have only been serving for a little over two months, we are happy to recap a list of activities thus far:
Tree Trimming
On Wednesday, March 6, and Thursday, March 7, Bartlett Tree Experts conducted a planned tree trimming to remove previously identified limbs and branches that the arborist had identified as posing risks during the high winds associated with storms during the upcoming hurricane season. This had not been maintained for two years.
Bridge Repairs
The Board considered and compared five proposals for repairing or replacing the bridge between the A and B buildings. Hartzell was chosen based on cost and their estimate of the repairs needed. On Monday, March 11, they began and completed the repairs, which included shoring up all vertical supports and adding new braces between the bridge’s horizontal and vertical supports so that the planks are no longer bowing up and the bridge is safer and better supported than it had been.
Tower A Stairwell Roof Repair
When the A building roof was replaced, the NW stairwell roof was not. The roof near the drip edge had separated causing any water to drip through and down the building causing the unsightly black marks. Bids had been taken by the previous Board, but no action was taken. The current Board evaluated the bids and chose Evans Roofing. On March 11th and 12th, they began and completed the repairs. This was followed by a pressure cleaning to remove the stains.
Parking Decals
Board members noticed many vehicles in the parking lot without decals or visitor tags. They walked the property over several days and times to identify vehicles and identified 51 vehicles without decals. A notification was sent to the residents who spaces were identified asking them to stop by before the March 27th meeting to pick up their decals. For those unable, the decals were delivered to their units.
Bumper (Car Stops) Painting
Board members noticed the bumpers were in a sad state, where some were unreadable, so they asked our property manager to work with Franck on setting up a calendar to pressure clean and paint. At the time of this printing, all should be completed.
Men’s and Women’s Sauna
The Board was alerted to the condition of the bottom of the women’s sauna door by one of the owners, which was peeling away at the bottom. One of our Board members met with Franck to address suggesting adding a kick plate to stabilize the door. This was completed within the week.
The Board was also notified by an owner that the men’s sauna was not working. One of our Board members gathered a list of local vendors via Google and asked our property manager to contact them. A vendor was found, and the sauna was repaired within the week.
Internet and Security Cameras
The Board asked the property management how they could access footage from the security camera. The property manager let them know how to access but that the IP address, which allows management and Board members to access the security camera, was dynamic and needed to be reset. Having a dynamic IP meant any interruption, like outages, caused the IP address to change so we could not access the cameras. Comcast would have to be contacted to get the new IP address each time.
The Board and property manager discussed getting a static IP address, which would never change regardless of outages. The Board reviewed the contract with Comcast and asked for a proposal for a static IP. The Board also noticed we were being charged for land lines, which are never used.
The Board also asked for a bid from the security camera company, Worthington, who also provides internet and could provide a static IP.
After reviewing both proposals, the Board awarded the contract to Worthington, which combines our security service, static IP address and internet into one package at a lower cost than what was being paid to Comcast. The internet for the community room was changed the week 4/22 with no disruption of service. Access information does not change. The office is set to be updated shortly.
Notice: Bulk Item Disposal Policy
We appreciate your cooperation in adhering to our community policies. Recently, we have observed violations of Rule 15, which governs the placement of bulk items for removal.
Please be reminded that bulk item(s) removal occurs on the first Monday of each month, indicated by the placement of orange cones. Placing items before the designated time jeopardizes the disposal opportunity for all residents and contributes to unsightly conditions and potential pest issues.
We urge all residents to refrain from placing items for bulk disposal until the orange cones are set up. Your compliance ensures a cleaner and more pleasant environment for everyone.
Pool Area Etiquette Reminder
As the weather warms up, we anticipate increased activity at our community pool. While we encourage everyone to enjoy this amenity, we must also ensure that all residents can do so in a safe and peaceful environment.
Please be mindful of Rule 18, which prohibits running, jumping, and excessive noise in the pool area. Violations of these rules disrupt the enjoyment of all residents, especially those residing nearby.
We kindly request your cooperation in adhering to these guidelines and reminding guests of the rules. Let’s work together to maintain a harmonious atmosphere at our pool.

Management Company Transition
As our current contract with FirstResidential Services approaches its end on May 31, 2024, we are taking steps to ensure a smooth transition to a new management company. While we part ways on amicable terms, we believe this change presents an opportunity to enhance the services provided to our community.
We have notified FirstResidential that we will extend our contract until June 30, 2024, to facilitate the transition process. During this time, we will solicit proposals and conduct interviews to select a management team that aligns with our community’s needs and values.
